Large Maintenance Project

The brief

A large property management company, for whom we manage and maintain systems across multiple sites, came to Group GA with an exciting new project. They wanted us to consolidate all of their statutory M&E and Fire and Security requirements on a large-scale development, consisting of over 50 individual properties. The properties range from small, 3 story buildings to high rise blocks, with over 150 apartments in each, along with underground parking for up to 300 vehicles.

These buildings have a wide range of statutory requirements that span multiple technical and knowledge disciplines. During the consultation it was decided that a full time technical engineer would be required on site, to fulfil statutory works, but also to coordinate and manage third party specialist subcontractors needed to fulfil the portfolio.

The project

The first major challenge was compiling detailed asset lists, covering all disciplines across the development, including the car parks, communal areas and roadways.

With this information in place, we then created a detailed schedule for all of the statutory and compliance requirements across each discipline; procured third party specialists and built the in-house technical team to deliver the project, as per the clients requirements.

The result

This is an ongoing success story and has highlighted Group GA’s capabilities with large scale maintenance contracts.

Having a technical engineer on site to react to emergency breakdowns and call outs in real time, as well as managing all maintenance activities directly from the development, provides the client with complete peace of mind. We also are able to reassure our client by providing detailed data from our in-house software.
